Trinity sits at the corner where Pasco, Pinellas, and Hillsborough counties meet, and nearly all of it went up recently: stucco-and-tile homes with deep eaves, repeating rooflines, and an HOA with an architectural committee that reviews anything you add to the outside of the house. That combination decides what works here. Boards want restraint and hardware that stays out of sight, and the newer architecture rewards one clean, even line over anything busy. Almost everything in this corner of western Pasco went up recently, along the SR-54 and Little Road corridor near the tri-county line. That means deep stucco eaves, tile roofs and trim lines that run true, which is a gift to work with. It also means the lots are landscaped rather than wooded, with young oaks, palms and planted beds instead of an old canopy, so the architecture carries the look after dark and the yard fills in behind it.

Optionally, yes, though it is not what most people end up needing. Landscape lighting comes with a timer as standard, so it comes on at dusk and goes off when you tell it to without anyone touching anything. App control is available as an add-on if you want to adjust zones or schedules from your phone. One thing worth being clear about: landscape lighting is warm white throughout. Changing colors from an app is the permanent architectural system, which is a different product on a different part of the house.

One thing worth knowing before you book

Plenty of people light the yard and stop there, and that is a complete job. Uplit oaks, a washed facade and a path you can actually see are worth doing entirely on their own, and we will happily quote exactly that and nothing else.

It is worth knowing the other half exists, though, because of something we see on almost every install: once the yard is lit, the house tends to look darker than it did before. Not because anything changed up there, but because there is now something bright sitting next to it. People notice it the first night.

That is what permanent architectural lighting handles. A slim channel under the roofline, finished to match your trim, warm white every night and any color you want for the holidays. If you are weighing both, say so at the design walk. We would rather lay them out together than light the yard around a roofline plan that does not exist yet.
