Seven Oaks is the established favorite, with its resort pool, lap pool, tennis and basketball courts and trails. Estancia sits resort-style around its own clubhouse. And Meadow Pointe, one of the original and largest here, has been in the ground since the early 2000s, which bought it the one thing the newer communities cannot buy yet: mature landscaping and real shade trees. That split decides the design. On the brand-new streets the architecture does all the work, because there is no canopy to light and every roofline on the block is the same age and shape. In the older villages there are finally trees worth uplighting.

Former ranch and timber land turned into tight-lotted master-planned neighborhoods with new stucco-and-tile homes and active HOAs, clustered around the Shops at Wiregrass and the I-75 corridor. Rooflines are crisp and consistent and the houses sit close. The older sections have had two decades to grow in, so the same city hands you bare new streets and shaded established ones minutes apart, and they want different designs.

Which village you live in changes the design more than the city does. Epperson and Meadow Pointe are twenty years apart and want close to opposite things.
